Many homeowners often ask: “Where do my association fee’s go to?”

There are many expenses that a subdivision is faced with annually. These can be listed as follows:

Insurance – The subdivision has to have insurance coverage due to the three retention ponds that are located along Girls School Road.

Lawn Maintenance – The subdivision has a number of common areas. Those would be the areas that surrounds the three retention ponds. Sungate also owns the three vacant lots located in Mars Drive. All common areas have to be treated for weed control.

Street Lighting -The Board of Sungate has DOUBLED the number of street lighting within the community since we have taken over the community from the developer. Additional street lighting has drastically reduced the crime within the neighborhood. With the increase in the number of street lighting came the associated increase in the cost of the monthly utility bill. Last fall, the original two lights located at the entrances to Sungate, along Girls School Road, were replaced with much brighter lighting that now illuminates both entrances.

Management Fees – Sungate contracts with a management company who handles the invoicing of association dues, soliciting bids for pond maintenance (algae control) lawn maintenance (mowing / weed & feed) payment of invoices (Monthly Lighting) collection of association fees & the representation of Sungate in the Small Claims Court with delinquent homeowners. The management company is also responsible for the compilation of the community newsletters as well as the drafting of violation letters, both at the direction of the Board of Sunget.

Snow Removal – Competitive bids are sought for snow removal & the salting of the entrances.
